The 8 steps to buy with Malasama Development
1. Choose the project and unit
Compare the developments currently for sale (Saona Studios from €64,000, Malea Villas from €89,000, the last Malakasi Villas freehold unit) by budget, tenure, delivery date and projected returns. We send floor plans, the price list and a rental projection for each unit.
2. Reserve the unit
Sign a reservation form and pay the reservation amount to take the unit off the market while due diligence and contracts are prepared. [PENDIENTE: importe y condiciones de la reserva]
3. Due diligence
Review the land certificate, the building permit (PBG), the developer entity (PT Malasama Project Developments) and the draft lease agreement. We recommend an independent Indonesian property lawyer; we share every document needed for the review.
4. Sign the leasehold agreement before a notary
The lease (Hak Sewa) is signed before an Indonesian notary/PPAT in your own name for the full term (60 years for Saona Studios, 40 years for Malea Villas). It defines the term, extension conditions, use, resale rights and the payment schedule.
5. Pay according to the construction schedule
Payments are linked to construction milestones set out in the agreement, from signing to handover. [PENDIENTE: calendario de pagos típico por proyecto]
6. Construction and reporting
Malasama builds with its own construction management team and sends progress updates with photos during the works. Investors who buy land or build elsewhere can contract the same construction supervision service.
7. Handover of the furnished unit
At completion the unit is delivered furnished and equipped for short-term rental, with a snagging inspection before acceptance.
8. Management agreement and rental operation
You sign the management agreement with Malasama (PT Sapo Mandalika Management). We list the property on Booking.com and Airbnb, manage guests, housekeeping and maintenance, and send investor reports and payouts as defined in the agreement.
Leasehold, Hak Pakai or PT PMA: which structure?
Most foreign investors in Malasama projects buy a leasehold (Hak Sewa): simple, held in your own name, and transferable. Hak Pakai (right to use, up to 80 years cumulatively) suits owners with an Indonesian residence permit. HGB through a PT PMA is for investors who want a company structure or several properties.
